Common questions
Why not just ask ChatGPT?
ChatGPT will hedge ('consult a chartered surveyor') and won't ground its UK cost ranges in current 2026 trade prices. We use Gemini 2.5 Pro with Google Search grounding, then a human reviews every output before it goes out. You also get specific negotiation talking points framed for the Scottish closing-date system or English / Welsh offer chain — not generic advice.
Won't my solicitor explain this for free?
Solicitors handle the legal pack and conveyancing — they typically don't price the works flagged in your report or build a negotiation script. We complement what they do.
Is this a substitute for a RICS surveyor?
No. We translate what your surveyor wrote into plain English with cost ranges and negotiation prep. We don't re-inspect the property, give safety verdicts, or replace professional advice. For anything material, follow up with the surveyor who wrote the report.
What happens to my PDF?
It's stored privately on Supabase, encrypted at rest, and automatically deleted 30 days after delivery. We keep your email and the analysis metadata for 3 years (business records). You can request deletion at any time.
